    Overview

    The PondHouse is a small but beautifully appointed accessory building with original art, queen bed, coffee bar and refreshing outdoor hot shower looking to a tranquil, pastoral setting.

    Location

    The PondHouse is situated on approximately a half-acre property and serves as an accessory building to a primary residence. It is located on the North Beach of Guemes Island. Access to Guemes Island is available via a short ferry ride, typically lasting between five and seven minutes under normal weather conditions. Travelers should consult the Skagit County Ferry website to check current schedules and fare information.

    The Spaces

    The PondHouse offers thoughtfully designed spaces to ensure comfort and convenience during your stay. Each element has been carefully selected to create a welcoming and relaxing environment.

    A queen bed serves as the centerpiece of the main living area, providing a restful place to unwind after a day of activities.

    There is a dedicated toilet room fitted with a composting toilet for sustainable waste management. The outdoor shower provides plenty of hot water for a refreshing experience.

    Coffee Bar

    For your convenience, a coffee bar is included within the space, allowing guests to enjoy a fresh cup of coffee at any time of day without leaving the comfort of the house.

    Comfortable decks wrap around the house, seamlessly extending the living space into the outdoors. These decks provide ample room for relaxation, entertaining, or simply appreciating the beauty of the surrounding environment.

    Outdoor Shower

    An outdoor shower is conveniently located on the deck, offering guests the unique opportunity to refresh themselves while immersed in nature. With an abundant supply of hot water, showering outdoors becomes a truly liberating and invigorating experience, enhancing the feeling of being carefree.

    Furnishings

    The PondHouse offers a cozy and inviting atmosphere, thoughtfully furnished to ensure comfort and relaxation. Guests will find a queen bed adorned with high-quality linens, providing a restful night's sleep. The space is further enhanced by original artwork, thoughtfully created by the owner in their studio located on the property. These artistic touches contribute to the unique charm and character of the PondHouse, making it a welcoming retreat for visitors.

    Security

    The property is equipped with a comprehensive Ring security system to ensure safety and peace of mind for all occupants. Exterior cameras are installed throughout the premises and remain continuously active, providing constant surveillance of the property’s surroundings. 

    The only exception to this is the PondHouse camera. This particular camera is operational solely during periods when the property is unoccupied, ensuring privacy for guests or residents while still maintaining security when no one is present.

    • Great walking trails for the tranquil stroll or the energetic hike of Mount Guemes

    RENTAL RATES

    Overview

    The rental rates are determined by several factors. These include the length of stay, the time of year, and changes in our operational expenses. Taxes, insurance, and maintenance are among the expenses that may influence the final rental rate. The maximum rental period permitted is 30 days with a minimum rental duration of 5 days applies. Required housekeeping service at the end of the stay is provided at a fee.

    Short-Term

    A "Short-Term" rental is a rental agreement for a period of more than 5 days and less than 1 month. It is only available during the summer, Christmas and Thanksgiving seasons.

    Rates & Inclusion

    The daily rental rate is $150 per night for a minimum stay of 4 nights. Our weekly rate for 7 or more days is $950 per 7 nights. At the end of your stay, the $100 housekeeping cleaning fee will be applied.

    Deposit and Additional Charges

    An application fee of $100 is required from all applicants. This fee is credited toward the total rental costs if the applicant proceeds to sign a rental agreement and secure the property. A security deposit of $1,000 is required at the time of executing the rental agreement. The deposit serves to cover any potential damages or excessive cleaning required at the property. The deposit, less deductions will be refunded after final cleaning service is preformed but not to exceed 5 days.

    Deposit Deductions

    If excessive cleaning or repairs are needed for the PondHouse, decks, or surrounding areas, the costs will be deducted from the security deposit. Should these costs exceed the deposit amount, the renter will be responsible for paying the remaining balance.


    SERVICES & LIABILITY

    The following Notice, Liability, and Services are provided without exception. All terms related to liability are included as part of this document and apply without exception. The services described herein are subject to the same terms and are offered without exception.

    Notice & Expectations

    The property features a pond with a depth of approximately three feet. Large rocks line the perimeter of the pond, and these rocks may be slippery and present a safety hazard. For your safety, and the safety of your guests, especially children, we strongly advise against entering the pond or playing near its edge.  

    Liability Requirements

    Renting the PondHouse requires all guests to sign a full disclosure and release of liability. This procedure is mandatory and ensures that all parties acknowledge and accept the risks associated with the pond and its surroundings. 

    Utilities & TV

    All utilities and Wi-Fi internet services are included. At this time there is no TV and no TV service provided. This amenity may change with future demands.

    Security & Smoke Detection

    The decks are considered as semi-private areas for the exclusive use of the renter. However, there is a Ring camera above the entry deck, which is only active when the owners using the main residence are away for extended periods of time.

    Dog Policy

    • Only one dog that weigh less than 25 pounds is allowed
    • We prefer a hair vs. a fur dog; there are many differences considered, determine which you have
    • The hair dog rate for a stay is $50 and $100 deposit
    • The fur dog rate for a stay is $100 and $100 deposit
    • The dog must be social, well mannered, house trained and quiet
    • Excessive barking & nuisance behavior will not be tolerated, as determined by the homeowner.
