Our Executive Apartment is a fantastic home situated in the esteemed residential neighborhood of North Capitol Hill. It's just a short metro ride, cab trip, or bike ride away from downtown. Enjoy shopping and dining in several nearby districts. Experience stunning western vistas of Lake Union, Queen Anne, the Space Needle, the Olympic Mountains, and breathtaking evening sunsets. Host gatherings on the spacious deck, which features a natural gas barbecue. Overlook a secluded patio enveloped by gardens and hedges.
Location, location, location is everything. The unit is close to freeways just blocks to and from the I-5 interstate. The North Capitol Hill neighborhood is mostly residential with great walking streets, parks and even a museum. Just a block away from public transportation to downtown and the stadiums. About a mile away is the Fred Hutchinson Research Center, two miles away from the University of Washington, Seattle University and Bastyr University campuses.
The living-dining area looks out to the West at Queen Anne, the lake and mountains, with a separate sleeper sofa for an extra guest now and then. The unit has hardwood and tiled floors.
The unit has a complete kitchen with gas cooking on a Bertazzoni range, dishwasher, full sized refrigerator, quartz & butcher block counters and all the tools needed for preparing great meals. It also has a complete array of appliances, expresso, steamer, toaster, blender and more.
There are 2 bedrooms with Queen beds, nightstands, USB charging stations and cables, and one with a desk and large closet with built-in dresser.
The bathroom has tiled walls and a heated tiled floor. It has a walk-in shower and a vanity with a natural stone counter and great lighting.
There is a separate laundry room in the unit with full sized washer and dryer. You can close the door for a quiet environment.
The apartment has a very private covered deck with great views to the West especially the evening sunsets. It overlooks a private patio just a few steps below. The deck is fully furnished with dining and lounging completed with a natural gas Weber barbecue.
The furnishings include TV's, bedding, towels and other linen. The unit is completely outfitted with table settings, glassware, kitchen tools, and vacuum.
The unit has its own independent forced heating system with air conditioning. The thermostat is controlled by our tenant.
There is one off-street parking provided and at times two. The parking area is overseen with Ring cameras and lighting activated by motion.
There is a Ring security system, including doorbell camera, parking area camera and motion lighting. The alarm system may be used (independent to the unit) which includes monitored smoke detectors.
The rental rates depend on several factors, including the length of stay, the time of year, and changes in our expenses. Expenses such as taxes, insurance, and maintenance may affect the rates. Maximum and Minimum Rental Terms The maximum rental period allowed is 14 months. In certain periods of the year, the minimum rental duration is 10 days. Utilities and Housekeeping are included for Short-Term Stays. See Services section below.
A "Long-Term" rental is a lease for a term of 6 to 14 months. Utilities are not included in the rental rate. Housekeeping once a month is included and required. Pre-qualification is required including application and credit check fees. The application fee is applied toward the security deposit if a lease is signed. Base rental rates start at $4,200/month plus utilities as described in other sections.
A "Medium-Term" rental is a lease of 4 to 14 months. Housekeeping once a month is included and required. Pre-qualification is required including application and credit check fees. The application fee is applied toward the security deposit if lease is signed. Base rental rates start at 4,400/month plus utilities as described in other sections.
A "Short-Term" rental is a rental agreement for a period of more than 15 days and less than 3 months. It may only be available during the summer and Christmas seasons when not occupied. Housekeeping is included for every 14 days of the stay. Pre-qualification and a 14-day advanced booking with full payment of rent, fees and deposits is required. Base rental rates start at $255/day plus a final cleaning fee at end of stay,
A "Daily-Term" rental is a rental agreement for a period of 7 to 14 days. It may only be available during the summer and Christmas seasons when not occupied. Housekeeping is included for every 7 days of the stay. Pre-qualification and a 14-day advanced booking with full payment of rent, fees and deposits is required. Base rental rates start at $255/day plus a final cleaning fee at end of stay,

The following services are included for all rental periods. Additional charges for housekeeping and other maintenance due to damage, misuse, or abuse maybe added to the rental amount.
Rental periods of 6 months to 14 months do not include the following utilities PSE (natural gas), Seattle City Light (electricity), Seattle Utilities (water, sewer and garbage). Renal periods of 1 to 6 months include Seattle Utilities, but not PSE or Seattle City Light. Short-Term and Daily (4-30 day) stays include all utilities.
For all rental terms the unit includes internet access service with its own network and router. If reported abuse occurs the service will be terminated.
Multiple Smart TVs are installed on walls, and the installation may not be modified in any way. No TV service provider is included in the rental rate. It is up to the tenant to provide their own streaming services. Rentals of less than 1 month are provided with YouTube TV streaming.

Housekeeping is mandatory for all rental periods and is included in the rental rates. For rental terms ranging from 1 to 14 months, housekeeping services are scheduled every 28 days. Short-term rentals receive more frequent service, with housekeeping scheduled every 14 days.
For short-term rentals, the housekeeping service includes laundering re-making the beds. For all rentals, regardless of duration, the service provides reasonable cleaning of the kitchen and bathroom, vacuuming throughout the unit, dusting, and general cleaning.
It is expected that occupants of the unit will reasonably maintain the unit during their stay.
The deck is considered as a semi-private area. However, there are Ring doorbell cameras for both the apartment unit and the art studio. Additionally, there is a Ring camera and motion activated lighting of the parking area. These areas are always monitored. There is also Ring monitored smoke & carbon monoxide detectors as well as an enabled security system for the residents use.
These rules will affect the lease, rental agreement and occupancy of the ADU.
Pets of any species (including fish and birds) are not allowed. The penalty for violation of this rule is evection, a fee of not less than $500 and forfeiture of the security deposit. Additional cleaning and repairs may be assessed the renter.
Smoking of any products including vaping are not permitted in the unit, on the deck, or in the gardens and patio areas. Violation of this rule is a fee of $500 and evection. Additional cleaning expenses will be assessed the renter.
There is a quiet time between the hours of 9pm and 8am. Gross intoxication and loud behavior will not be tolerated. Please be considerate of the owner's presence above the ADU. Repeated notices of these bad behaviors will result in eviction.
Dinner parties of up to 8 are allowed at most times. Larger parties must be requested and approved by the owners of the Apartment. The exception is the 4th of July functions where a party of up to 25 is allowed. Cleanup of all impacted areas must be performed within 24 hours of such events.
Tenants are required to promptly notify the property owner of any damage to the premises or any need for maintenance as soon as these issues arise. Timely communication ensures that necessary repairs can be addressed quickly and helps prevent further complications.
Any damage caused to the property by residents or their guests will be the financial responsibility of the tenant. This includes all costs associated with the repair or replacement of damaged items. The tenant is liable for ensuring that both they and their guests use the property with care to avoid unnecessary damage.
If a tenant does not report maintenance issues or damages, and such failure results in additional damage to the property, the tenant will be held responsible for the extra costs incurred. These additional expenses will be charged to the tenant as part of their financial obligations under the lease agreement.
Tenants are not permitted to carry out repairs themselves or to hire external services to make repairs on the property. All repair work must be coordinated and approved by the property owner to ensure proper maintenance and compliance with property standards.
The parking area is designated as a shared space for both the owner and the tenant. It is important to understand the rights and responsibilities associated with its use to ensure proper management and mutual respect between all parties. The owner retains the right to access and utilize at least one of the parking spaces at all times. This guarantees that the owner will always have a reserved parking spot within the shared area.
The tenant is permitted to park one operable vehicle; a pickup truck or an automobile, in the shared area. This parking is allowed on a temporary basis, not to exceed seven consecutive days. Should the tenant wish to arrange for extended parking beyond the seven-day limit, a formal request must be submitted to the owner. Long-term parking is only permitted if the owner evaluates and approves the tenant's request.
